No offend if you are Insurance Agent, it was the thinking most of the people out there on you. (I Guess)
Need no PhD to study on this. Are you telling me that the "Product" I pay while you have the 35% comm. + Bonuses + Your annual overseas travel is damn Fxxking great for me?
First, the "Saving Plan" is totally a joke!
Exp: Monthly 500 for 10 yrs, then no need to service "the plan" anymore (Yearly 6k, 10 yrs 60k). Let's say you are 30 yrs old now......You wish to get the money for retirement at 60 yrs old. Probably you can get 250k cash(Estimation la bro). Worth it?
Or you can do this. Do the saving thing for 3 yrs, 18k, 10% downpayment to buy a 180k ppty. Rent it out then, if the ppty in KL, you can get around 900-1100 p.m. Minus the main. fees, Cukai Pintu, Sinking fund....etc, says nett is 650 (Estimate saja) I think you just pay another 100+ p.m only for the 30 yrs, The ppty is yours then. Don't tell me the ppty is worth less then 250k? No way! If yes match @ 250k, appreciation of 38% is acceptable (If you buy from developer + appreciation of raw material)
The case in here is......I pay 100+ mthly compare to 500 p.m previously with Insurance? Where the Money channel to? Comm. to agent, Advertisement.......etc
My personal view, "Saving Plan" still have lot of room to improve, yet Medical card is a MUST (In M'sia, gov hospital is so.....) as medi. fees nowdays is gonna cost you a bomb!

The prices of Bolehland properties are getting higher & higher on this recent 3yrs as the Property Gain Tax is waive off on year 2008-09. Before this, you have to pay heavy tax(up to 30%!!!) on property's gain if you sell your ppty within 5yrs!!!
Currently is 5% tax of your nett gain if selling is done within 5 yrs.
Why our ppty is on high price? Demand> Supply? Historical low Interest rate? Too many spare cash till no where to park? Easy Ownership?
First, I think The Demand Supply's law is not gonna apply here, Easy Ownership is the key factor for most developer to sell off their "product" like hot cake! 5/95 by "XB Cetia"*Pay only 5 % Downpayment + LOW Interest Rate.........etc

After proven Ms.Li Jun Jie is a student in day 3 for her identity, why hold her for another 5 days? This ACP Zainal Rashid should be SACKED right NOW with NO PENSION. How can this inhuman incident happen in here? Malaysia here?
She went to Chinese Embassy to lodge a complaint against Malaysia Police, the embassy official shooed her away! Bloody Hell!

It's a free market and greed always wins in the end. Regulation always thins, because politics change and money is always to be made.
The good in politics are made the bad because of big money. I once thought our free market wasn't free because of regulation, but regulation is always in the hands of a profiting congressmen and a deep pocketed special interest group or company.

Michael: Malaysia's government should buy over (Formula One regulation body) FIA from Bernie Ecclestone instead of participating in F1 as a team.
We can then change its name to 'Formula 1 Malaysia '. This will enable our country to get the cheapest publicity worldwide, throughout the entire year, and not confined to the few racing hours .
We can also decide on the venue of F1 races, and perhaps remove Singapore from the F1 calendar.
Billions of ringgit in funding should not be a problem during the recession as our government can always issue 'Formula 1 Malaysia ' unit trusts or perhaps Petronas could step in in helping our nation achieving 'our' dream.
Proton will be allowed to race, but of course with the technology and engine supplied perhaps by Porsche to increase the chances of taking the chequered flag.

Swiss bank UBS to divulge more than 4,000 account names, thousands more to come!

WASHINGTON (AP) -- Swiss banking giant UBS AG agreed Wednesday to turn over to the IRS the details of 4,450 accounts suspected of holding undeclared assets by American customers, piercing Switzerland's long-standing tradition of banking secrecy.

IRS Commissioner Doug Shulman said the accounts held $18 billion in assets at one time. Many have since been closed, he said.

The deal will give the Internal Revenue Service thousands of long-sought account names, Shulman said, and is expected to provide even more UBS clients who voluntarily disclose their financial details to the agency.

UBS has an estimated 52,000 accounts of U.S. customers. The IRS chief said the 4,450 accounts being relinquished to the agency were the ones most suspected of containing undeclared assets.

Account holders will be notified before their names are released to the IRS. The names will first go to the Swiss Federal Tax Administration. Account holders will then be able to appeal their release to the IRS before Switzerland's Federal Administrative Court.

With the news, UBS shares were down 2.1 percent at 16.55 Swiss francs ($15.51) on the Zurich exchange.

Afterall, The Swiss Bankers Association issued a statement in support of the agreement.

与《内安法》相比较？请不要笑脱我的大牙啦！最初的扣留可长达六十天，在这段期间内，警方无需让扣留者获见其法律代表，他们可以把你关在没有人知道的地牢内，没人会知道你在哪里，就连你本人也不知道。

尽管有关《内安法》和各种滥用该法令的问题被不断的被提出，在废除《内安法》的呼声中，政府、多位部长、一些（看起来就像是最近的午后大雨后长出来的毒蘑菇般的）非政府组织发言人、一些巫统领袖或其他的闲杂人士，他们想要提醒我们说，英美两国都存有预防性扣留法令（preventive detention legislation）。

今天早上，我的朋友给我发了一份电邮，电邮内容是有关内政部一项『是否《内安法》应该被废除』的网上民意测验。我赶紧到前述的网站投了一票。

里头有五个给访客的问题，每条问题就三个选项。至今天早上，89%认为《内安法》是恶法，93%说他们知道什么是《内安法》，还有93%说《内安法》应该废除。

以下是其中的第五条问题：
"Tahukah anda, Amerika Syarikat dan Britain turut mempunyai undang-undang pencegahan mereka yang dikenali sebagai Anti Terrorism Act dan Patriot Act. ISA (Malaysia) adalah salah satu undang-undang yang dirujuk oleh mereka."

翻译成中文的话，它是在说：「你是否晓得，英美也有预防性（扣留）法令，它们被称为《反恐法令》和《爱国法令》。（大马的）《内安法》是其中一项他们参考的法令之一。」

好吧！首先，无论在英美，并没有所谓的《反恐法令》（Anti Terrorism Act），尽管如此，在不列颠的对付恐怖分子的法令中，有两项分别在2000年和2006年通过的法令，内政部说的是哪一项？

其次，这个问题是另一宗『自爽症候群』（Syiok Sendiri Syndrome）（或简单的说是『三个蠢蛋』（The 3 Asses））。曾几何时美国的参议两院在思维、起草、辩论或通过《爱国法令》时，参考了《内安法》？我怀疑是否大不列颠联合王国的上下议院在辩论《恐怖主义法令》时，曾以《内安法》作为参考对象。

这样看来，这大概是三个蠢蛋或白痴干的好事，他们企图妄下结论说，就连英美两国都需要以《内安法》做为参考对象，以辩论他们的预防性扣留法令。即使这是真的，很明显的问题是，「那又怎样？」无论是美国、英国、印度或尼泊尔，错即是错，无论是谁犯的一样是错。这件事，就让我以黑体写多一次，普世基本人权（Universal Human Rights）。

第三、我必须重申这点，这个部分让我觉得……由于缺乏词汇，我使用『狂躁』（jengkil）、『不可耐烦』（jelak）、『隐隐作闷』（mual）和『想要呕吐』（nak temuntah），这就是令我狂躁不安的部分。并不是因为它肤浅，而是因为它在预设每个人都是傻子，它令我狂躁不安是因为我和大家一样，都不是傻子。即使我是傻子，我还是感到狂躁不安，因为它侮辱了每个傻子！

重点是，是否需要参考那所谓的事实，也即是英美两国，分别叫做《恐怖主义法令》和《爱国法令》的预防性扣留法令，以判断《内安法》的合理性呢？这是卑鄙的！这是具有误导性和极度不诚实的，最重要的是，这是虚伪的！

实际上，《爱国法令》和《恐怖主义法令》完全和《内安法》的性质全然不同。《恐怖主义法令》的缘起，只是针对恐怖分子或恐怖主义的行为。恐怖主义的定义如下：

一、涉及对个人的严重暴力行为。二、涉及严重的财务损坏。三、除了犯下该行为的人士以外，对其他人造成人命危害。四、对公众，或部分公众制造严重的健康危机或安全，仰或，五、策划对一个电子系统造成严重干扰或破坏。

两者对比之下，不管是什么事，或是什么人，只要内政部长觉得有国家安全的威胁，他就会使用《内安法》，甚至就连国家安全也未曾定义。历史显示，一名什么也没做过的人士，被视为是威胁国家安全而在《内安法》之下被逮捕。还记得郭素沁吗？历史也说明了逮捕的理由是如此的松动，甚至可以使用《内安法》扣留一名女子，以作为保护她个人安全为由。如果是这样的话，请想个像样点的理由，好不？

还有，在《2000年恐怖主义法令》的第41款阐明，警方的扣留时间最长只是四十八小时，它可以在延长七天。即使是如此，延长扣留的申请必须向司法部门——也就是法院的申请，以获得许可。在申请延长扣留的听审时，被扣留者可以进行合法的抗辩，七天的扣留期目前已经被延长到二十八天。去年，首相布朗（Gordon Brown）要求把扣留期延长至四十二天，上议院院长叫他和他的政府『死远点』（go and fly the proverbial kite）！

与《内安法》相提并论？请不要笑脱我的大牙啦！最初的扣留可长达六十天，在这段期间内，警方无需让扣留者获见其法律代表，他们可以把你关在没有人知道的地牢内，没人会知道你在哪里，就连你本人也不知道。历史说明，其中发生了很多虐待拷打，盘问可以在任何时候进行，毫无固定的时间。你只剩下一副皮肉，就只剩这些。你的尊严已经被带走，你的亲人痛心疾首，妻子失去丈夫，孩子失去父亲，六十天！

第八附录中有阐明在《恐怖主义法令》下，一名人士被逮捕的那一刻起直到带往司法机构进行延长扣留的程序。律师是在场的，官员也必须表明身份，法令里头甚至有影音记录的条款。在扣留延长被批准前，政府将需要出示延长扣留的各种理由，这些都在法令中一一阐明。

可是，在《内安法》下，政府和警方什么也不用做之下，就自动享有六十天的扣留权。

还有，内政部长可以发出两年（读清楚，和《恐怖主义法令》的二十八天相比之下，那是二十四个月、七百三十天，）的扣留令，你将会在甘文丁坐着等死，而且有绝对的权利在任何时候再发出少过两年的延长。也即是说，你可以继续呆在里头直到天荒地老！还有一点需要注明的是，英国拥有最受人尊敬的高等法院，法院将毫不畏惧对抗政府的威慑，捍卫公民权益。在高等法院中，可随时申请司法评估（judicial review）或人身保护令（habeas corpus）。法院会进行扣留令的检讨，以检查政府是否适当和在良好动机下执行它的扣留权。大马司法又是如何呢？就在你拼出你的名字时，他们甚至会对你大呼小叫，当你进行抗辩时，他们会对你说「与本案无关」。他们甚至在没有复审令（coram vobis）下就进行听审！

最糟糕的是，马哈迪医生已经把法院变成『校对员』。人身保护令虽然还是有效的，可是法官所检查的却是无关痛痒的枝叶，如政府是否已经填写了正确的表格，或是名字是否有正确填写，又或者是，所使用的字形对不对。感谢上天的是，在RPK的案件中，拿督赛阿末希米（Syed Ahmad Helmy）法官主审时表明法院有权检讨是否政府在发出扣留令时犯下错误。尽管这样，这个判决目前在我们的联邦法院等待上诉。因此，甚至请不要用《恐怖主义法案》来对比《内安法》，免得我热血沸腾。回到《爱国法令》，在这项法令下，扣留期是七天，而且只应用在外国人，而不是公民身上，它也被应用在恐怖分子身上。

总检察署必须提控被扣留者，或是执行驱逐。他也可以签署一张凭证，以对某人扣留六个月。这六个月可以无限期的延长，每次的扣留延长期不能超过六个月。总检察署必须每六个月，对所进行的扣留，向众议院的司法委员会，以及上议院的司法委员会提呈一份报告。人身保护令的申请是允许的，同时没有限制。申请必须通过最高法院。在这里，《内安法》没有这项条文。无论如何，欧巴马政府已经关闭了关塔纳摩湾（Guantanamo Bay）监狱，这已经成为历史。此外，《爱国法令》也有截至期限，《内安法》却存在了将近五十年。

总之，我们是可曾见过，或听闻过反对党领袖、学者、新闻界人士、社会运动分子或一些人，因为改教，由回教转信基督教而在《恐怖主义法令》或《爱国法令》下被拘留呢？我最好在此停笔，因为我感到恶心，我刚吃下的羊肉咖哩正翻滚，由我的食道，通过我的喉咙，进入我的嘴巴，喷到空中。

早上在纽约读到赵明福死的新闻，还有反贪污委员会的反应，加上政府高官如纳兹里的言论，我对我的国家彻底失望！接下来，再在〈独立新闻在线〉读到陈文华揭露如何被反贪委员会盘问，调查官员极尽恐吓威胁之能事；如此对待一名市议员，甚至比犯人也不如，这个国家是极权的共产主义国度吗？

更糟糕的竟然还是调查官员不允许陈文华坐着「协助调查」（这是好听说词，哪有人如此对待协助者），还指着他的眉心，开口大骂他「CINA BODOH!」。

一名市议员被调查官员以如此种族主义的字眼谩骂，如果这个官员不被对付，你以为这个国家可能对一般华人平民有多好？

基宫案无声无息，反贪委员却忙着调查欧阳捍华、刘永山、郭素沁、黄洁冰、杨巧双、谢永贤、李宝霖，对了，还有赵明福。这些人不是不能调查，但更明目张胆的基宫案到底是怎么一回事？一名牙医到底有甚么本事兴建壮观如皇宫般的住家，一扇门就可以等于一幢单层排屋的价格，钱从哪里来？明显的问题不查，却敲锣打豉查几个年轻的民联议员，这是甚么意思？

反贪污委员会到底是反民联，还是反贪污？

更甚的是，竟然骂陈文华「华人笨蛋」？！反贪委员会这是一个怎么病态的组织？！

不过，或许他骂得对，或许华人真的是笨蛋！否则，怎么可能默默忍受这种侮辱？

华人真的可能是笨蛋，明知贪官那么多，明知马华民政当家不当权，还有华人支持马华民政，还有华人投票支持国阵。

华人真的很有可能是笨蛋，种族主主义横行，马华民政到底做了甚么？有官员骂华人市议员是笨蛋，马华民政的声音在哪里？可我们的华社会还有人笨到以为马华民政是我们的希望。这种华人不够笨吗？

华人真的非常有可能是笨蛋，安华当年的黑眼圈，马哈迪说他是自己打自己，真的有人相信，一大把一大把的选票就这样给了当年的马哈迪和国阵，根本不理马哈迪是怎么以种种恶法治国。许多华裔优秀学生进不了大学，拿不到外国深造奖学金，马来人却没有这种问题。这是种族主义，还不够明显吗？笨蛋！

可是面对种种不公平的政策，动不动国阵还有人拿出５１３来吓选民，可还有华人还是支持国阵，这些华人不是笨蛋又是甚么？华人是笨蛋？！

真的，我越来越怀疑马来西亚有许许多多的华人是笨蛋。懦弱、无知、贪生怕死、欺善怕恶、别人施舍一点甜头，就晕头转向，只想赚钱，只想发财，有奶就是娘，这种人不是蠢才笨蛋又是甚么？

醒醒吧！如果这时候还不醒，还不辨是非，还不反抗，真是彻头彻尾的经典超级大笨蛋！

設立國民股權公司（Ekuinas）

You "already" passinate on what you do when you are E.
2) Strategy- You run your own com. & all you need to do is make sure com. went Blue on the profit. Strategy like understand the psychology of your customer behavior.....Handling objection......Closing techniques...etc
3) Capabilities- You just have to have this! With great responsibilities, come with great power(capabilities)!!!
4) Customer- Have to sourceful & good at people skills. Be a good listener, be Empathize, Find out the needs & concerns of C, Fast Respond to C & last is Validate, So can get C feedback if response was adequate.

Almost certain bankruptcy for GM now. Last trade at USD 0.75 . Drop estimated 33% of share value from the last trade day! A BUY or a SELL?
Still remember CITIGROUP INC(NYSE: C) at USD 0.97? Or AIG at USD 0.33? They are like 300- 500% more value then the WORSE time now! Just in the time like within 3 month!
Till now, GM is still working its way out of bankruptcy & looks like it may file for court protection on June 1

Last Trade@ USD3.53(Trade Time: 12:23PM ET). Still in the bullish position & of course, more to come......
As per my previous post (March 1, 2009) . CITI is in trouble & trade at USD 1.51. Imagine, put your space money in CITI at that time. How many percent return of your hard-earned money? It's 133% !!! Time like within 3 month. Superb & Attractive Trade like the 3 ladies at your right! Yeah ! Bloody SEXY Trade!!!
Why on earth my support on CITI as BUY is nothing less then a SIMPLE reason = The market share on US Banking.
Before Sub-prime, US Banking is dominant by big players like Lehman Brothers, Fannie Mae and Freddie Mac ...etc. Now they are gone. When the recovering time is come, CITI is the one who gain the full benefit from it!
My target selling price? USD 20 in 2 years time. Just my guess. I believe it's a lucky ones!

It's a book. Now a movie! Best of all. It's not a 4 hour movie! Not a book lover but a hell deal of changes from the book to the movie. The pacing of this movie is much faster than the Davinci code!
But of course, Many things were trimmed. ...... :( And change too! Like How Leonardo Vetra was found is also different in the end of the movie.
Maybe this is the motivation for reading the book to get the full details of the story. Some minor details are also cut from it.

Public Bank always in the winner mode infront of the eyes of investor, shareholder & customer. High devident, High ROE, Low NPL......etc is what Public Bank stand for.
FYI, Public bank recorded average 10%+ grow of the capital over pass 20 yrs. Amazing result ! Yet "Steady"...at an unbelievable trend.
Pbb, 1295 recent disappointed drop in shares price inply "something". Something maybe similar to the Bernard Madoff's case? Maybe. I said Maybe......
Something very suspicious here :
1) Their "fund management", We called it Mutual, Almost always be one of their top 3 holdings over "Mother's equities". Can this be done SC? Corporate integrity & Conflict of interest not an issues?
2) How the hell the NPL is so slow while others is high? Logical? - MBB's NPL > 10%. Gap is too big! Mainly Pbb's customer is Chinese - Good at payment generally. But, the gap is still not logical to me.
3) Transparency of the Mutual Fund. No 3rd party investment advisers allowed to "kacau" the management.
Afterall, I still a fan of PBB. Overall GOOD SERVICES from them in almost every single aspect! My housing loan is from PBB. Ha..... Great Weekend everybody.

Roubini believe the best way to go is to fully Nationalizing Citi and Bank of America! He claims that nationalizing is the only way to fix & "half" nationalizing kind like "Half-Pregnant". You just can't do that! He believe Full Nationalization is more market friendly.
Talking about the price of CITIgroup Inc, a sharp drop of 92.05% from the very peak to 1.51 now! Lot of people "die" for this. Bloody hell!

Italian, Charles Ponzi is the "Root" of this evil "investment plan". Recent Bernard Madoff's case is the classic one. Estimation around USD 500 Billion just disappear into the thin air because of this Ponzi scheme. What's that anyway?
A fraudulent investment operation that pays returns to investors from their own money or money paid by subsequent investors rather than from profit. Sound familiar? Lampe Berger, Herbalife, Amway?......etc
An example? A poor guy need to buy a box of cigatette(whatever). He borrow 100 from friend. He promise return 120 in a mth. When the date is due. He did the same on the other friend & the borrowing is increase to 120. This is just to pay off the first friend's borrowing. then the return of the second borrowing is 140(maybe higher).
He use to pay off the previous borrowing everytime from the fresh one. Yet the "high return" is able to be fullfill. So everybody is more then happy to lend him money.
However, till a certain time of period. He can't affort to pay anymore.
If you look back on the property in recent year. Is this the same case?
When property at the bullish signal. Banks lend you money. Tons of loan is ready to "give away". Just come "grab it".
But when the price of property drop, banks are high on NPL (Non-performing loan), ....etc. then people starts realise. All this while just an illusions for all this shit! Damn........Maybe this is a good reminder that, house is the place to live, not for "goreng".

A well preserved old Royal Town where its serenity and its well-maintained old palaces are worth a mention. Recently KK at the highlight again when a "special" inccident on Feb 6 2009.
KK is the place where the FIRST rubber trees are planted & the OLDEST Rubber Trees is still alive on the ground just outside the gates of the museum.
Early 1900's, this tree makes a significant changes to the course of Malaysia's economy!
Resident of Perak of that time, encouraged the growth of rubber trees as the car industry expanded rapidly in the west.
Soon jungles were converted into plantations, and many areas that were once virgin forests were open for commercial use.

Kuala Terengganu by-election is the event where the effect of political tsunami still takes place! Rakyat is "wake up" now from thier 50 yrs sound sleep & make 17/01/09 a victorious day!
9.29pm: The Election Commission's officer announced that PAS is the winner & PAS has won the Kuala Terengganu by-election with a 2,631-vote!
After the bloody defeat, BN has organised a 35-table buffet dinner outside the Terengganu's Mentri Besar residence before Deputy Prime Minister Najib Abdul Razak call a press conference. Most of them are unoccupied!
With this win, Pakatan Rakyat now has 82 seats in Parliament. BN meanwhile has 137 seats and the remaining 3 seats are held by independents.
I can listen the sound of crying earlier when many voters are fed up with the bloody UMNO's corruption over Terengganu!(Monsoon Cup....etc) I think they are stop crying now.
